New House (sort of)

    We still are not into the house. A few last minute glitches, such as somehow they forgot to put the insulation in the attic. At any rate click here to see what the house looks like now.

    Wow! Those are some bright colors Bill. Makes for a clean look, I think. Coke stitched in to the carpet is cool, although would never do for me. (I'm a Pepsi drinker)

    Blackbird, I'm confused! How can you insulate before roughing in the plumbling? Maybe your talking the ceiling? Even then, is there no pipes running above? How about a fire sprinkler system, is that code where you live? You do know you should at least insulate all your interior plumbing walls to keep the sound down, right? I insulated all the interior walls in ours; but be warned, I either have to get up and go looking or have to call the kids on their cells to find them now, a guy could lose his voice tryin to call the kids the old fashioned way for dinner around here. But really, you don't want to hear the the toilet flushing, or showers and sink pipes and drains, or even a hair dryer from the bathroom, or a TV or radio from another room when Blackbird is considering a siesta, or studying, or the MIL snoring from the other room, I think.

    Just curious, and wondering if you considered these sound issues.

    Edit: I would like to see your house if that is alright; but what is a "snail mail"?

    Well, I'm a Pepsi drinker too, but I love the Coke carpet!

    I'm really glad to hear things are about to come together for you!

    Benjamin, Blackbird and I live in Alabama. If you live anywhere outside the city limits, of any city in the state, and inside some of the town limits (yes, there is a difference between a city and a town here) there aren't any codes. :D Intelligent people build safely, but codes are for city folk who don't know any better.

    Out in the 'country' if'n you build stupidly and burn your house down, you are the only person to suffer for it. There aren't houses built closely that could catch fire one to another.

    Speaking of insulation, T and I are thinking about adding more to our house. When we added on the library, we insulated it fairly well cause it wasn't going to have much "attic" space. That one room stays cool in the summer and warm in the winter without much input from our heat pump (it only has one small vent in one wall, behind the bookcases!). The rest of the house is costing us $$$ to heat and cool, especially the upstairs. Probably be a spring project.

    That’s funny. When I built our home the permit alone was $6,800.00 (which would now be double that) but not before I had to submit structural engineered plans that were stamped from a licensed architect. It cost me $500.00 to have one do some of that ther fancy arithametic and squeeze me that stamp on my already drawn plans. I told this to an old guy that said he could remember when if some body wanted to build a house they that just bought a pile of wud, and some nails, and bilt it. I figured those days were long gone forever, but guess I never figured on places like Ala-bam-a. [​IMG] LOL

    When I bought our land it was outside the city limits but then I got annexed by the town of “SURPRISE!”. After 15 years of dreaming about and planning to build, they even tried to stop me from building because I wasn’t part of their “Master Planned Community”. Now they’re starting to build golf courses and high priced track-homes all around me. They even tried to take our little community water well that I am the President, Secretary, and Treasurer of, but I incorporated it and established grandfathered water rights on it so they were in for a “surprise” of their own.

    If you go into city hall you can find a large wall map of the city with a big red line surrounding a rectangle area, that be my area, with the really big blue (unofficial city color) house. [​IMG]

    Codes can be a good thing. Because codes have changed since our house was built and / or had improvements done we had to have some upgrades done to meet code. The code upgrades are separate insurance coverage and these upgrades did not come out of the replacement cost of the house. I got my a fireplace more or less rebuilt, smoke alarms in all bedrooms, and on other floors hardwired, and various electrical and plumbing upgrades that didn't affect my remodeling budget.

    All plumbin' is subfloor---run under the house in "Crawl" space----while we were insulating, when we came to the bathrooms or to the kitchen---we left off insulating around the area were plumbin' is yet to be built and ruffed in---when the plumbin' is complete, we will then go back and insulate--reminding ourselves that insulation is to be placed between plumbin' pipes and outside walls

    We did insulate all inside walls between bedrooms--adds a soundproof barrier and all bathroom to hallway passes as well as all outside walls

    Fire sprinklers?????? Now you tell me!!!!!:laugh: :laugh: We have water spigots on each four sides of the house with garden hoses---does that count???

    We are extremely rural where we are building(I can discharge my highpower rifles off my front or back porch---Deer huntin' heaven in the front yard :godisgood: ---we do have a volunteer FD----but heck----it ain't like they have an A+ rateing or nothin'


    Fire sprinkliers---no---Fire alarms---you betcha---we can run out of a burnin' house and start building all over again---but we can replace us can we??!!!

    Code??? What code??:laugh:

    AHH… I see…you “crawl”…in a “space”… under your houses floor. LOL… JK Nah, it is typical out here to have a concrete foundation with a 16” footing and a concrete floor. Actually, I don’t think I’ve seen a house out here that has a crawl space. Forgot about that one.


    Fire sprinklers...At first I wasn’t too happy that I had to have a pressurized fire sprinkler system, which required a schematic that involved so many codes that I had to pay the “bargain price” of $300 for someone to do this before I got the privilege to pay the permit fee. It would have cost much more but if the company was also going to do the installation on my system then they threw the plans in for that price, so I just washed my hands of it and let them do it. This FSS was safety code on any house over 3,800sf, mine is 5,800sf, so I had no choice. Now, I believe all new dwellings in Surprise must have it. I’ll tell you though; another code is that there must be fire-blocking in the walls every 5ft, so not only do I have that but I had noncombustible insulation blown into all the walls, this, along with the sprinkler system makes it almost impossible for my house to burn down, so on the good side I have that security and found in the end that my insurance savings ended up paying for the sprinkler system.

    I actually over-killed all the building codes and believe if we ever got 180 mph+ winds out here our house would be the last one standing. Don’t expect those kinds of winds, but that’s me. These inspectors didn’t know what they were doing anyway, upon my final inspection one checked to see if all the smoke alarms were wired together. I had asked about the need and was told no, but did it anyway, then after dry walling and everything that final inspector said he wouldn’t have given the C of O (certificate of occupancy) if they weren’t. That would have been a war…

    I did fail one inspection because I didn't have self-closing hinges on the door leading to the garage, :rolleyes: oh, duh me! They even tried to make me remove the double-wide we had been living in for 15 years before I finished the house :mad: they would only give me a temporary permit of one year on it at the beginning, wouldn't renew it, and it took me 20 months to complete our new home. Another long story, but all came out well in the end. Alabama would have been less stressing for sure. ;)

    The gentleman from Red Stick is pulling your leg. He was watching one of those fancy home shows on the TV. What he meant by plumbing is more along the lines of....

    Blackbird boycotted the Home Shopping Network because it was reducing the number of catalogs he was getting in the mail (snail mail just like Papa used to get). :wavey:
